The Brexit Effect
Over the last few weeks we have received numerous queries about how things have been affected since the EU referendum result.
Now, nearly two months afterward, we think it a good idea to share some data about what we've seen.
The week after the result, we sent out a brief email giving feedback on the initial response; this was that for the few days immediately after the referendum, we'd seen an immediate hiatus in the volume of traffic and leads, followed by signs of possible recovery.
We were perhaps a touch premature with that view at such an early stage, as that initial 'bounce back' turned out to be very short-lived; but as it turns out, over this longer period, it does seem that the market is indeed recovering somewhat.

This graph shows how lead volumes have fared over the period May 1st-14th August. As can be seen, volumes increased sharply towards the end of May and into early June, slightly more than might be expected just from normal seasonality. But in the two weeks leading up to the referendum date, volumes slowed equally sharply, a trend that continued downwards following the vote, bottoming out in early-mid July.
During the last two weeks of July, activity increased again, particularly in the last week of the month, and over the first two weeks of August has levelled off again at about May levels. This is perhaps slightly below where we expect to be seasonally, but does seem to indicate that the initial impact of the 'Brexit shock' has passed, and the market is settling into whatever the new norm will be.
Of course the acid test will be what happens from September onwards after the holiday period. We will keep you posted as to what we see...
